Free Consultation & Feasibility

We begin with a free consultation to understand your vision, assess feasibility, and discuss budget and timescales. For extensions, conversions, and new builds, we visit the site to evaluate the existing property and identify any constraints. We advise on what is achievable under planning policy and permitted development rights.

PHASE_DRAFTING

Design & Planning Application

Our architects produce detailed drawings for planning submission. We prepare the full application package and submit on your behalf, managing all correspondence with the planning authority and responding to officer queries.

PHASE_COMPLIANCE

Structural Engineering & Building Regulations

Once planning is secured, our structural engineers produce calculations and building regulation drawings. We prepare the complete technical package and submit to building control. SAP calculations and energy assessments are completed at this stage.

PHASE_LOGISTICS

Condition Discharge & Pre-Construction

We handle the discharge of any planning conditions, prepare the site for construction, and coordinate pre-start requirements including party wall agreements, build-over agreements, and utility notifications.

Construction & Site Management

Our construction team takes over on site with a detailed build programme. We manage all trades, conduct quality inspections, and coordinate building control visits. You receive regular progress updates with a single point of contact throughout.

Completion & Handover

We carry out thorough snagging, obtain final building control sign-off and completion certificates, deliver as-built drawings, and provide all necessary documentation including final SAP assessment and EPC certificate where applicable.
